Most people think real estate success comes down to timing the market. In reality, the best outcomes come from clarity: knowing what matters, what’s negotiable, and what the numbers are actually saying on your street — not just in the headlines.
1) They price and offer based on micro-markets, not “the market”
Your neighbourhood is not your city, and your street is not your neighbourhood. Two homes can be eight minutes apart and behave like different markets. Winners track true comparables — same home style, similar lot, similar updates — and watch days on market plus price reductions.
2) They negotiate terms — not just price
Closing date flexibility, deposit structure, inspection approach, inclusions, and financing timelines often decide who wins and how much stress is involved. The goal isn’t to remove every condition. The goal is to reduce uncertainty while protecting what actually matters.
