How AI Helps Realtors Spend Less on Facebook Ads (and Get Better Leads)

If you’ve boosted a post, launched a lead form, or run a campaign in Meta Ads Manager, you already know the pain: costs swing, lead quality varies, and it’s hard to tell what actually worked.

You don’t need to spend more. You need to spend smarter.

1) Write 10 ad variations — then let Meta find the winner

Vary the hook, the audience angle, and the call to action without changing the offer. Even small improvements in click-through rate can lower costs over time.

2) Stop wasting money on the wrong geography

A radius that’s too big pays for curiosity clicks from people who will never buy or sell in your core areas. Use one campaign per area, creative that names the neighbourhood, and a landing page that matches.

If your ad says “Downtown condos” but your targeting is a 20 km radius, you’re paying for curiosity clicks — not intent.

3) Qualify leads before you call

Many Facebook leads are early-stage. The drain isn’t only the cost per lead — it’s the time spent chasing people who aren’t moving. Instant follow-up, two or three qualifying questions, and lead scoring focus you on the conversations that can book.

4) Creative is the biggest lever

Stronger creative often means lower costs and better traffic: short reel scripts, punchier carousel captions, and clean image headlines. People click “See the list” more often than “Free consultation.”

A system you can copy this week:

  1. One clear offer, such as a weekly list of homes under a price in a named area.
  2. A landing page that uses the same wording and one next step.
  3. AI follow-up within 60 seconds: buying or selling, timeline, area and budget.

Then route high-intent leads to a quick call and keep the rest on a nurture sequence.
